Joint resolution authorizing a contract modification with Clark Construction Group LLC of Chicago, Illinois, for Construction Manager at Risk (CMAR)Services with a Guaranteed Maximum Price (GMP) on the Lake County Courthouse expansion project for the infrastructure and interior Work as identified herein in the amount of $53,851,936.
Staff Summary
* The contract awarded to Clark Construction in April 2013 contemplates contract modifications for future work as a GMP on each distinct phase of construction for the Lake County courthouse expansion project.
* Clark Construction was awarded the first GMP in June 2014 as part of contract modification #1 for the first phase of work referred to as the ComEd enabling work which is complete.
* A second GMP was awarded to Clark Construction in September 2014 for the second phase of construction referred to as the site enabling work in the amount of $6,351,925, which increased the total contract amount from $843,469 to $7,195,394 which is currently underway.
* A third GMP was awarded to Clark Construction in April 2015 for the third phase of construction referred to as the core and shell work in the amount of $36,094,172 which increased the total contract amount from $7,195,394 to $43,289,566 which is scheduled to start this month.
* The infrastructure and interior GMP includes 29 primary bid packages which includes demolition, paving, site concrete, landscaping, drywall, millwork, miscellaneous metals, insulation, roofing, painting, electrical, HVAC, plumbing, fire protection, and various flooring, wall finishes, accessories and equipment.
* Upon execution of this contract modification #4, the contract for Clark Construction Group LLC will include the following components:
