Staff Summary
·      The subdivision is located one quarter mile west of Route 59 and north of Brandt Road in Cuba Township (District 17).
·      The applicant requests an extension of the performance period beyond the maximum permitted three-year period to provide sufficient time to correct significant deficiencies with the roadway.
·      Several options for correcting the deficiencies were discussed with the Township Highway Commissioner.
·      Subject to the approval from the Highway Commissioner, the developer has indicated that the road repairs will be completed this year with the remaining performance items to be completed in early 2012.
·      Staff is in receipt of letters of credit that extend the performance period until July 2012, contingent upon favorable committee action.
·      Staff supports the requested variation.
