Committee action on Zoning Board of Appeals Case Number 000536-2019 for a Planned Unit Development (PUD) Final Development Plan for a self-service storage use (indoor/outdoor).

 

Staff Summary

                     Timothy James, record owner, previously petitioned for a rezoning from the Residential-(R-1) to the General Commercial (GC) District and for a Conditional Use Permit (CUP) for a PUD for a self-service storage use (indoor/outdoor). The subject property is a 22.50-acre parcel located at 25250 W. Old Rand Road, Wauconda, Illinois, Property Identification Number 09-36-400-009.

                     The petitioners obtained approval of the rezoning and the CUP for a PUD and PUD Preliminary Plan by the County Board on August 11, 2020, subject to conditions relating to signage and open space preservation.

                     Per Section 151.051 (C)(5) of the Lake County Code, approval of a PUD Preliminary Plan shall constitute approval of a CUP which, together with any zoning change accompanying the CUP, shall not become effective until any PUD Final Plan for the development is approved by the Committee and recorded.

                     Staff has completed their review of the PUD Final Development Plan and recommends its approval.
