This space provides the proximity, convenience, and accessibility that is needed. Several other locations in the downtown Waukegan area were considered but did not meet these needs.
• The lease provides for an initial 24-month term with three options to extend the term for an additional two years each.
• Lake County has negotiated favorable terms for an initial 24-month term in the amount of $50,605, which includes an annual two percent increase in lease payments for each year the lease is renewed. This amount is higher than the previous lease. The additional funds required are available in the Document Storage Fund reserves but were not previously budgeted in the Fiscal Year 2019 budget. Therefore, this action also appropriates the necessary funds.
• This resolution authorizes the Chair of the County Board and the Circuit Court Clerk to execute a lease for office space.

RESOLUTION
WHEREAS, the Circuit Clerk currently rents space a First Midwest Bank for offsite storage of records. The landlord has indicated that the space is no longer available.; and
WHEREAS, the Circuit Clerk identified an alternative location at 415 Washington Street in Waukegan, Illinois to provide 4,131 rentable square feet.; and
WHEREAS, the lease provides for an initial 24-month term with three options to extend the term for an additional two years each, at annual renewal increase of two percent; and
WHEREAS, the County has been able to negotiate a favorable rate for space leased at 415 Washington Street, Waukegan, Illinois; and
NOW, THEREFORE, BE IT RESOLVED, by this County Board of Lake County, Illinois, that the Chairman of the Board and the Clerk of the Circuit Court be authorized to execute the lease for 4,131 sq., ft. in the annual amount of totaling $50,604.75 for the first year plus renewals charging the costs thereof to account 258-3110010-72510, and request its adoption.
