Committee action on Bull Creek Drive modification request for Libertyville Township - District 15.

 

Staff Summary

                     The Bull Creek Drive Subdivision was platted on June 26, 2006 as a five-lot conservation single-family residential subdivision. The subject property is approximately 6.72 acres, located on the east side of Bull Creek Drive, approximately 150 feet north of Illinois Route 137, Libertyville Township.

                     Subsequent meetings were held by the Planning, Building and Zoning Committee in 2010, 2102, 2014, and 2015 to extend the subdivision performance assurances due to the economic downturn. Consequently, the construction of the subdivision improvements were delayed until this year.

                     Section 151.194 (Q)(1)(a) of the Lake County Code requires sidewalks on both sides of the street except single-family residential subdivisions containing lots with an average area of 40,000 square feet or more. The applicant requests a modification to eliminate the sidewalk requirement.

                     Staff recommends approval of the modification request.
