Staff Summary
·      The project is located on 21 acres with R-5 zoning and is directly southwest of the Hunt Club Road and Gages Lake Road intersection.
·      Ownership and occupancy of all units will be age restricted to those fifty years or older.
·      A total of 94 units are proposed, 54 condominium units in two three-story buildings and 40 townhome units in 9, 2 story buildings.
·      At the June 1st Committee meeting, staff reviewed four alternatives they advocate to assist developers with requests to extend their performance assurances therefore, assisting them in maintaining the viability of their subdivision plats.
·      Staff has been working with the States Attorney's Office and the developer to prepare an agreement that temporarily suspends the Committee's approval of the plat while maintaining the plat's recorded status. Staff will present this agreement and outline its terms for the Committee.
·      Staff is requesting that the Committee endorse the agreement and establish conditions by which the plat will be deemed re-approved including a timeframe within which the approval must occur.
·      If the Committee approves the agreement, it will be recorded and the cash bond on file will be released to the Principal.
