Staff Summary

•                     Location:  North of Route 137 and east of Bull Creek Drive

•                     The assurance for the subject subdivision will expire on June 24, 2010.  This will conclude the 4^th year at the performance level.

•                     Improvements related to the subdivision have not started.  Discussion with the developer (Collodi Builders, Inc.) have indicated that poor market conditions have caused their delay in completing the project

•                     The developer is requesting a variance to extend the assurance for an additional year to see if market conditions improve.

•                     Staff supports the requested variance.
