Staff Summary

·      The project is located on 21 acres with R-5 zoning and is directly southwest of the Hunt Club Road and Gages Lake Road intersection.

·      Ownership and occupancy of all units will be age restricted to those fifty years or older.

·      A total of 94 units are proposed; 54 condominiums units in 2, three-story buildings and 40 townhome units in 9, two-story buildings.

·      The developer of Wanish Park PUD (Wanish, LLC) is seeking a variance from Article 10 of the Unified Development Ordinance to extend the performance period beyond the 3 year limit.

·      Staff is in support of the request.
