Staff Summary

                     Justen Realty, Inc., record owner, has petitioned to rezone two parcels (lots 2 and 3 of Thomas Stanton’s Subdivision) from the Limited Commercial (LC) zoning district to the Residential-3 (R3) zoning district. The properties, comprised of 0.34 acres in total, are located in Grant Township at 36909 and 36895 N Stanton Pt. Rd. Ingleside, Illinois. (PINs 0511204002 and 0511204056).

                     The Zoning Board of Appeals held a public hearing on November 18, 2025, and unanimously recommended approval of the rezoning request.

RESOLUTION

 

WHEREAS, a public hearing was held by the Lake County Zoning Board of Appeals on November 18, 2025, pursuant to the Statutes of the State of Illinois on the petition of Justen Realty, Inc., record owner, which seeks rezoning of approximately 0.34 acres (PINs 0511204002 and 0511204056) from the Limited Commercial (LC) zoning district to the Residential-3 (R3) zoning district for the following real estate, legally described as follows:

 

LOT 2 in the Thomas Stanton’s subdivision of part of Section 11, Township 45, Range 9, East of the Third Principal Meridian, according to the Plat thereof recorded on March 13, 1902 as Document Number 85290, in Book “E” of Plats, Page 73, In Lake County, Illinois and LOT 3 in the Thomas Stanton’s subdivision of part of Section11, Township 45, Range 9, East of the Third Principal Meridian, according to the Plat thereof recorded on March 13, 1902 as Document Number 85290, in Book “E” of Plats, Page 73, In Lake County, Illinois; and

 

WHEREAS, your Department of Planning, Building and Development duly considered the aforesaid petition and recommends that it be approved; and

 

WHEREAS, your Zoning Board of Appeals, after reviewing the testimony presented at the public hearing conducted on November 18, 2025, on the aforesaid petition, has determined the proposed rezoning meets the Standards for a Map Amendment Approval contained in Section 151.047 (G)(2) of the Lake County Illinois Code of Ordinances and the Zoning Board of Appeals has submitted its report thereon to the Planning, Building, Zoning and Environmental Committee of the County Board, and its report recommends by a vote of 6-0 that the petition be approved; and

 

WHEREAS, your Planning, Building, Zoning and Environmental Committee duly considered the petition and reports aforedescribed and recommends the petition be granted.

 

NOW, THEREFORE, BE IT RESOLVED, by the this County Board of Lake County, Illinois, that PINs 0511204002 and 0511204056 (a.k.a 36909 and 36895 N Stanton Pt. Rd. Ingleside, Illinois) be rezoned from the Limited Commercial (LC) zoning district to the Residential-3 (R3) zoning district; and

 

BE IT FURTHER RESOLVED, that the Secretary of said Zoning Board of Appeals be instructed to notify the petitioners as to the action taken by the Board.
