Group Home Renovation Bid #24363 - Nordstrom

Lake County Health Department and Community Health Center (LCHD/CHC) has a need to enter into an agreement with a contractor for the Group Home renovation.
The project consists of interior renovations to the one-story building built in 1989 totaling 4,950 square feet in floor area. The scope includes, but is not limited to, interior demolition, building concrete, carpentry, drywall, acoustical ceilings, painting, finishes, doors, frames and hardware, custom casework, minor mechanical, fire alarm, electrical, plumbing, and low voltage and security systems.
A legal notice was published in the Lake County News-Sun on August 28, 2024, and the bid document was posted to the Lake County Purchasing website.
An invitation to bid was issued and (54) fifty-four vendors registered. Sealed bids were received from (11) eleven contractors on September 27, 2024, in amounts ranging from $683,200 to $1,047,400.
ALFA Chicago Inc. of Chicago, Illinois was determined to be the lowest responsive and responsible bidder who best meets the needs of LCHD/CHC in the amount of $683,200.
The Illinois legislature approved one-time payments to community mental health centers, many of which are struggling because of being understaffed and experiencing reduced billing. The Group Home project will be paid for from these funds which were appropriated in FY2023.
Suggested Motion
To approve the award of a contract with ALFA Chicago Inc. of Chicago, Illinois, in the amount of $683,200 for the Group Home renovation, and to authorize the Executive Director or designee to execute the necessary documents.
